Development Analyst

Position Description:

Armstrong Capital Development is looking for a Development Analyst to take responsibility for the full lifecycle of ACD specific investments. The position will take a role in building out ACD’s investment platform within Colorado, Arizona and Utah through the following responsibilities:
· Provide for internal sponsorship of “green lit” investments at all stages of the investment lifecycle (from initial origination to ultimately exiting that investment, typically several years later);
· Support pre-close deal activities, including legal, due diligence, title, proforma modeling, financing, marketing / tenanting and the development of ACD’s investment thesis to particular transactions; and
· Drive the execution of the investment thesis to individual assets on a post-close basis.
The position will report directly to the senior staff of ACD. The position has strong long-term career development prospects and is a unique opportunity to take an organizational and investment role within a rapidly growing organization.

Prerequisite Requirements:

· Minimal educational requirements
o Bachelor’s degree required
o Concentration in accounting, finance or math, real estate exposure preferable
· Proficiency within the Microsoft Office suite, including Excel, Outlook, PowerPoint, and Word applications
· Competency with graphics software including Adobe Photoshop and InDesign applications
· Ability to effectively manage priorities and projects within a non-bureaucratic environment
· Strong communications skills
· A desire to professionally advance within ACD and the greater real estate community
Primary Responsibilities:

Internal Deal Sponsorship: Support internal sponsorship of investments at all stages of their lifecycle – from the initial sourcing of a deal to the ultimate sale of that asset
· Work in coordination with ACD Design & Entitlement Team, ACD Construction Management Team and ACD Asset Management Team over entire investment horizon to deliver on pre-close and post- close goals pursuant to a coordinated calendar

· Execute upon originally developed investment thesis for asset
o Maintain “a pulse” on the asset
· Retain a real-time viewpoint on investment thesis and prospective investment outcome
o Redevelopment, tenant, etc. opportunities
o Potential market, tenant, maintenance, etc. risk points
o Disposition possibilities
· Routinely report to ACD Executive Committee on “current state of the asset”

Investor Relations Support: Perform administrative, research, analytic and creative functions in support of Investor Relations activities.
· Investor Records and Reporting Support
o Maintain Investor Relationship Management database; update and maintain investor records; track and assist with investor communications
o Update and track investment transaction activity
o Generate internal and external reports and statements using the investor relations platform
o Work within a team on the development and implementation of enhancements and new statements within the investor relations platform

· Project Support: work independently and within a team in support of:
o Investment distribution activities
o Special projects, which may include drafting and coordinating investment summaries, preparing marketing presentations and researching and developing background materials
o Investor Relations events, which may include coordinating annual conference calls and meeting events
o Fundraising activities
